  • Baan Asan is beautiful inside and out, sitting right on an incredible, swimmable beach. Make sure you’re back at the villa for sunset, because these ones are unmissable. The interiors are just as good: Think white walls, polished black flooring, floating staircase, glass windows everywhere, cutting edge furnishings and metal accents. The master suite alone spans an entire floor with its own bathtub overlooking the sea. Each bedroom features a luxurious lounge space, en-suite bathroom and a private terrace. Two guest suites feature adjoining rooms perfect for the kids thanks to 2 bunk beds (great for 4 children), whilst the stylish central pool also boasts a Jacuzzi area and a children's pool. With a total of 8 en-suite bathrooms, private terraces, a gym, movie room, outdoor dining sala, 17.2m infinity pool and more, Baan Asan is the getaway of your designer dreams. Plus, your own chef who can cook both Western or Asian cuisine so you never need to leave.
  • Why book: Located in a secure gated property with 24/7 security, alarm systems and CCTV, you'll be assured of peace and privacy. Spend all day outside in the different Chinese- and Greek-themed pavilions, or choose to hang out and cook up a storm in the fully equipped kitchen (though if you really want to have a holiday then by all means let the full-time chef do the work!).
  • Suitable for: High rolling families or sophisticated travelers looking for their own slice of paradise.
  • Bedrooms: Over 3 floors with the Master Bedroom on the third floor and the rest of the bedrooms on the ground floor. Bedroom 2 and Bedroom 5 feature adjoining children's room with 2 bunk beds and en-suite bathroom (bunk beds are 1.85m and not suitable for adults).
  • Standard Capacity: 10 adults and 4 children (5 Bedrooms). Please note that rental of reduced occupancy of 4 Bedrooms exclude the Master bedroom on the third floor. Capacity for the 4 Bedrooms is 8 adults and 4 children.
  • Pool Area: 4.9m x 17.2m x 1.5m infinity pool with Jacuzzi and a separate shallow zone for kids. Sun lounges, beach sala and 3 hammocks.
  • Dining: A delicious range of Thai and other cuisine from the villa’s suggestion menu, all prepared and served by the in-villa chef who is experienced in Western, Chinese, Asian, Vegetarian and children's dishes. Special dietary needs and children’s meals available on advance request.
  • Living & Dining Areas: Open plan living room with ceiling fan (no air-conditioning); Modern kitchen; Indoor and outdoor dining area; Beach sala; Pool area with sun lounges and hammock; Indoor dining area can sit up to 14 persons; Outdoor dining area can sit up to 16 persons.
  • Kitchen: Oven, microwave, coffee machine, refrigerator, freezer, rice cooker, blender, juicer, toaster, BBQ, stove top. It has two kitchens where one is a commercial kitchen suitable for events.
  • Entertainment: Smart TV; Satellite TV; DVD Player; Sound system in living area and pool sala; Bosch & Bose speakers; Table tennis; Library; Media Room with Apple TV, board games and Bluetooth speaker.
  • Linen & Towels: Linen and towels are provided at the property. These are normally changed every five (5) days. If you require more frequent changes there may be extra charges. No laundry facilities on-site, however, laundry service is available with extra charges and must be paid at the time incurred or latest at the time of departure.
  • Water Activities: 2 kayaks (double seats each) are available.
  • Other Facilities: Private indoor gym (second floor of villa); Table tennis; Volleyball; Back-up Generator; Universal Adapter; Barbeque facilities; Safety deposit box; Hairdryers; CCTV.

Weddings & Events

  • If the guest is planning to hold an event, such as a wedding or party where any pre-planning is required, guest needs to pay USD 1,200 + 7% tax as an event fee and an optional USD 600 + 7% tax for pre/post-event day event fee.
  • Where number of guests exceed 1.5 times of the occupancy of the villa, a security deposit of THB 100,000 will be collected.
  • Where number of guests is less than 1.5 times of the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected.
  • Maximum of 60 guests (combination of both seating and standing).
  • Music and event curfew is until 12 midnight only.
  • Kindly note that we are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa i.e. beach.
  • Fireworks are only allowed for weddings and a permit needs to be approved by local authorities at least 2 weeks before the event.
  • Sky Lanterns are prohibited by the local government in Koh Samui.
  • Event guidelines and an accurate quotation are available on request.

Rate Inclusions

  • Rate includes welcome drink, daily breakfast, WiFi, services by villa team including villa manager, private chef, maid & handyman
  • Please note that rental of the 4-Bedroom excludes the Master bedroom on the third floor.

Chef/In-Villa/Pre-Arrival Shopping Service

  • Chef or in-villa shopping service is available at THB 300 or 20% of grocery cost as handling fee, whichever is greater and subject to 7% VAT.
  • Pre-arrival shopping service is available at THB 650 or 20% of grocery cost as handling fee, whichever is greater and subject to 7% VAT.
  • Provisioning is to be paid by cash on site or by credit card with an additional surcharge up to 5%.

Airport Transfers

  • Airport transfer service is available upon request (charges apply).
Child Policy and Extra Bedding
  • Extra bed is available at USD 50++ per night per person, inclusive of daily breakfast (3 single beds are available).
  • Two baby cots and a high chair are available for free upon request. Advance booking is required.
  • Child under 2 years old can stay for free when sharing existing bedding with parents.
  • Babysitting service may be arranged on an hourly, daily or weekly rate through Concierge. Booking in advance is required.
Check-In and Check-Out
  • Standard check-in time is 3:00 p.m. and check out time is 11:00 a.m unless other arrangements have been made and agreed upon by the Owner.
  • Early arrivals or late departure times are subject to the availability of the Property and may incur additional charges.

Below are the applicable corresponding fees:

  • Check - in Time: From 10:00 a.m. and onwards - 50% of the nightly rate
  • Before 10:00 a.m. - 100% of the nightly rate
  • Check - out Time: Until 6:00 p.m. - 50% of the nightly rate
  • After 6:00 p.m. - 100% of the nightly rate
